How to transfer a title?
 

I'm selling my Accord. In my state, the title has to be notorized. I attempted to get it notarized, but I don't have a buyer yet. The notary told me that I need the buyer's name and address filled out before they can notarize it. (There's an additional separate section that the buyer has to fill out and get notorized themself).

The problem is, I am not writing the buyer's info on the title until I have the cash in hand for the purchase price. It's very unlikely I'll be able to get this done entirely with a notary readily available at the same time. So what is the proper way to do this transaction?

Is it appropriate for me to take the cash, hand over the keys and car, but keep the title? Then complete the notorization and mail the title to the buyer? That's a lot of trust for a buyer to put in a random stranger that they don't know.
