Default How to replace lower seals for Spark Plugs? '91 SE

I have a 1991 Honda Accord SE. I was changing my plugs when I noticed a fair amount of oil on the spark plug (From the washer up and mostly on the ceramic insulator.) I pulled out of the number three piston slot. I know I need to replace the valve gasket, and upper plug seals, but I wanted to know how to replace the seals under the rockers and how to do it properly0those are the ones that are leaking. A mechanic said "Make sure the car is stone cold and at top dead center." After this, I could really use some help. I have a haynes manual but these black and whites and how it's laid out doesn't fully click in my head.

I read a post that this question was already asked/answered/discussed in the DIY, but I could not find the post.

Thank You for any help, websites, and/or other manuals you recommend.
